• Ensure secure handling of all documents.
• Provide introduction email to Co-op - Agent, Buyer/Seller, Lender,
Title Company.
• Ensure items are fully executed and properly filled in.
• Submit all required contract documents to broker for compliance.
• Send/request disclosure packages and gather signatures if needed.
• Ensure amendments to contract are shared with appropriate
interested parties and deadlines updated accordingly.
• Verify Earnest Money deposit and obtain receipt from escrow.
• Ensure all parties have received reports to review.
• Keep in contact with the Title, Escrow, and Lender throughout.
• Provide agent email updates throughout transaction.
• Send reminder to order Home Warranty per contract, if needed.
• Confirm inspection has been set up in accordance with
offer deadline.
• Monitor appraisal timeline and completion with the lender.
• Coordinate and monitor buyers loan status with lender.
• Ensure your buyer/seller is provided a copy of all
necessary documents.
• Draft Commission Disbursement Authorization for Agent approval
prior to submitting to escrow.
• Upload all disclosures, documents, and reports into your online
transaction coordination service.
• Verify escrow has all required documentation.
• Conduct a final audit of file prior to closing to ensure all documents
are uploaded and the file is complete.
• Upload Final ALTA/CD to online transaction coordination service
for compliance.
Agent Expectations
We work in partnership with the agent and the title company. Review escrow Instructions and settlement statements. Advise the client of any contingency timeline removals (we will remind all parties of the dates and timeframes in the introductory email). If FCT is drafting documents, the agent will review before being sent to client (if applicable).
Transaction Coordination Service Fee: $375.00
Includes preparation of release document if needed Includes any addendums/amendments needed.
Solar Panel Coordination: $400.00
Dual Agency Transactions:
$375 or $400 (solar transactions)- per side
Listing Services/MLS- Add on - $50.00
Preparation of Listing documents /send for signature Input to MLS using your profile sheet. Will upload photos/tours and any disclosures
Please note this service is an added service to the regular TC Fee
Payment for services due at closing. Transactions begin at contract stage, or after if previously provided, and carried through to close.
TC reserves the right to charge a $50.00 cancellation fee for transactions that are abandoned within 48hrs of settlement.
